1.) Senior Estate Surveyor & Valuer

Job Location: Port Harcourt, Rivers

Job Scope

Generate and execute new Estate brokerage, Property management and Valuations briefs/business for the branch office.
Charged with managing and running the full operations of assigned branch for profitability.
Responsible for overseeing the operations of the Capital Markets(estate brokerage and agency), Property/Facility Management and Valuations portfolio in the branch.
Responsible for managing existing client portfolio and increasing same for the branch.

Qualification and Experience

First Degree in Estate Management with a minimum of 2nd class grade
Minimum of 12-15 years of real estate brokerage, valuation and property/facility management experience
Must be an Associate Member, NIESV
Must be a member of ESVARBON
Associate membership of RICS is a plus

Knowledge, Skills and Attributes required to execute the job:

Strong knowledge of the real estate market in location where vacancy is situated- Portharcourt
Ability to develop good working relationships with Clients, staff, vendors and contractors
Well organised and have excellent spoken and written communication skills, as well as customer and client management skills.

2.) Centre Manager (Shopping Mall)

Job Location: Benin City, Edo

Job Summary

This role encompasses all aspects of Centre management and effective maximization of income through useful management frameworks and asset control.
Additional responsibilities of this role included budget control, overseeing leasing contracts, procurement services, management of third-party service contracts and directs maintenance procedures.
This role also involves the development and implementation of center policies, procedures and ensures that all operations are in accordance with established health and safety regulations.
It also guarantees services provided are of acceptable quality at the least possible cost, while providing management with all relevant feedback.

Essential Duties and Responsibilities
Centre Management:

Monitor market activities regarding tenant movement, new developments, major vacancies, and other landlord strategies.
Attends meetings/functions related to the successful operation of the Centre.
Initiates proposals for refurbishments and oversee implementation.
Maintain hands-on control of projects.
Review the building status/grade annually and maintain the standards within those grades.
Ensures the Center is well managed, safe and clean.

Client Reporting:

Provides accurate information to client in agreed format timeously.
Analysis of monthly income/expenses.
Monitors turnover rentals.
Analysis of operating costs for every quarter vis-a-vis approved forecasts.
Monitors all general recoveries every month.

Planning & Budgeting:

Prepares and completes budgets by January of each year.
5-year budget – preparation and control.
Review rental quarterly and ensure the best possible rate is achieved and maintained.
Develop business plans for the Centre.
Quarterly review and monitoring results.

Debtors & Creditors Management:

Undertake monthly interaction meetings with debtors, their manager and leasing to ensure appropriate action taken and approve legal action.

Tenant Management:

New Tenants:

Determines and recommends letting mandates (i.e. rental levels etc.)
Undertake lease negotiation and maintenance of tenant relationships.
Controls new leases and records the same.
Controls / oversees new installation (through the technical manager), including: Premises design
Sign off acceptance of complete premise
Control of contractors

Existing Tenants:

Renews lease agreements in line with pre-determined letting mandates.
Tenant liaison and public relations.
Plans, coordinates and controls center promotions.
Records tenant turnover levels.
Undertake lease negotiation and maintenance of tenant relationships.
Deals with correspondence/interaction with tenants as required.
Ensures that all vacant space is let or in a presentable state
Ensure overall tenant satisfaction

Expense Control:

Checks and approves payment of accounts.
Controls cleaning, consumables, electrical and general maintenance.
Ensures effective performance of contractors.

Public Relations:

Establishes and maintains sound public relations.
Attracts adequate foot-fall to the Centre.
Create Advertising materials.
Motivates and assists tenants to improve their services.

Educational Qualification and Experience

First Degree in Estate Management or related discipline.
Minimum 10 years of professional work experience, 5 of which should be experience in Centre management position in a large retail business.
Master’s degree in Business Administration, Estate Management or Facility Management.
Membership of  NIESV & ESVARBON or IFMA is an added advantage.
Applicant must be resident in Benin.

3.) Plant & Machinery Valuer 1

Job Location: Nigeria
Scope: Plant & Machinery Valuation

Job Responsibilities

Valuation of Plant and Machinery assets for clients
Preparation of valuation reports
Carry out site visit to the plant locations for inspection of assets, discussions with plant technical team to collate required inputs for valuation analysis.
Network within the industry to establish new client contacts and qualify leads using industry news and publications and also maintain existing client relationships

Qualification and Experience

First Degree in Mechanical Engineering 
2-4 years of Mechanical Engineering experience
